Whatever the block size — we find the issues, structure the evidence, and help you act.

VeraHold turns complex block documents into clear analysis, practical solutions and evidence-led action. We review service charges, budgets, accounts, contracts, invoices, major works records and managing agent information to help leaseholders, RTM directors and RMC members understand what is reasonable, what needs attention and what can be challenged.

We help identify the problem, structure the evidence and create a clear path towards resolution. Our purpose is simple: to give every block, whatever its size, the clarity and support it needs to make better decisions and hold management to account.

HOW IT WORKS

Three steps from confusion to clarity

Most leaseholders never challenge because they don’t know where to start. VeraHold changes that.

Step 01
DOCUMENT

Upload your documents

Securely upload service charge demands, accounts, budgets, and any related correspondence. PDFs, images, spreadsheets — any format works, no preparation needed.

Step 02
ANALYSE

We break down your charges and benchmark them

We compare your charges against similar blocks by area, size, and managing agent. Patterns, gaps, and outliers are surfaced clearly — no accounting background required.

Step 03
REPORT

Get a structured report you can act on

Receive a clear, evidence-based summary of your service charge position. If the findings warrant further steps, we’ll highlight what those might be and when to involve a solicitor.

WHAT YOU GET

Built for leaseholders who want answers

Clear answers from your documents — without needing legal, accounting or property-management experience. When you upload your documents, we review them carefully and turn them into a practical report you can understand and use.

1. Clear breakdown of your charges

We explain what you are being asked to pay, what each main cost relates to, and whether the figures are clearly supported by the documents provided. This may include:

  • service charge demands
  • annual budgets
  • year-end accounts
  • invoices
  • reserve fund charges
  • balancing charges
  • major works costs

2. List of charges or issues worth questioning

We highlight items that appear unusually high, unclear, poorly explained or not properly supported by the documents. This may include:

  • large increases from one year to the next
  • missing invoices or explanations
  • unclear management fees
  • unusual supplier or contractor costs
  • reserve fund or major works concerns
  • costs that may need further clarification

3. Document and evidence summary

We organise the key documents, dates, charges and correspondence so the issue becomes easier to understand. This helps you see:

  • what documents you have
  • what documents may be missing
  • what the managing agent or landlord has explained
  • what still needs to be clarified
  • what evidence supports your concern

4. Suggested questions to ask next

We prepare clear, practical questions you can send to the managing agent, landlord, freeholder, RMC or RTM company. These questions are designed to help you ask for:

  • missing documents
  • clearer explanations
  • invoice evidence
  • budget justifications
  • contractor or supplier information
  • reasons for increases or extra charges

5. Practical next-step plan

We explain what your next options may be, depending on what the documents show. This may include:

  • asking for further information
  • requesting supporting invoices
  • raising the matter with directors or residents
  • preparing a structured written challenge
  • considering RTM or managing-agent accountability options
  • seeking legal, accounting or surveying advice where the issue appears serious

6. A report you can actually use

You receive a structured written report setting out the main findings in plain English. The report is designed to help you:

  • understand the issue yourself
  • explain the problem to other leaseholders
  • raise clearer questions with the managing agent
  • prepare for a residents’ meeting
  • decide whether the matter needs professional advice
  • give a solicitor, accountant or surveyor a clearer starting point if escalation is needed
VeraHold Ltd does not provide legal advice and does not replace a solicitor, accountant, surveyor or managing agent. We help you understand, organise and assess the information in your documents so you can make better-informed decisions.

OUR TEAM

The people behind VeraHold

We’re a small team that came together at LSE and Imperial College London, united by a shared frustration with how difficult it is for leaseholders and resident directors to understand what is happeningd inside their buildings. Too often, important information is buried across service charge accounts, invoices, contracts, budgets, major works documents and long email chains. VeraHold was founded to make that information clearer, more structured and easier to act on.
