Frequently Asked Questions
Learn more about how VeraHold reviews service charges, major works, and building finances.
VeraHold reviews service-charge, building-finance and major-works documents and turns them into a clear, structured explanation of what the documents show.
Depending on the review, we can compare budgets with actual expenditure, trace changes between accounting periods, review supporting invoices and estimates, identify figures that do not appear to reconcile, highlight missing information and set out questions you may want to raise.
Send the documents you already have that are relevant to the issue you want us to review.
These may include service-charge demands, annual budgets, year-end accounts, balancing-charge statements, expenditure schedules, invoices, major-works estimates, Section 20 consultation documents, relevant lease pages and correspondence with your landlord or managing agent.
You do not need to have every possible document before starting.
That is common.
We review the information available and identify material documents or explanations that appear to be missing. Your report can then help you understand what additional information may be worth requesting from your landlord or managing agent.
Yes. Our Service Charge Review is designed for situations including unexplained increases, balancing charges, unusual entries and differences between budgets and actual expenditure.
We compare the available figures and supporting documents and explain what appears supported, what remains unclear and what questions may be worth raising.
Yes. Our Major Works Review can examine estimates, consultation documents, contractor quotations, demands, specifications, professional fees, contingencies and other supporting material relating to major works.
We can identify cost movements, inconsistencies, missing information and questions arising from the documents.
VeraHold does not determine whether a Section 20 consultation or other legal process was legally compliant. Where legal advice is required, you should speak to an appropriately qualified adviser.
No. VeraHold can analyse the financial information and supporting evidence and identify issues that may warrant further explanation.
We do not determine whether a service charge is legally “reasonable” under Section 19 of the Landlord and Tenant Act 1985. Ultimately, legal determinations of that kind may be made by the First-tier Tribunal.
Our role is to help you understand the evidence before deciding what, if anything, to do next.
VeraHold may use technology, including AI-assisted tools, to help organise documents, extract information, compare figures and support analysis.
Important findings used in client-facing reports are subject to human review. We do not rely on AI to provide legal advice or make legal determinations about your case.
Our standard Service Charge Review starts at £49 and our Major Works Review starts at £199.
Broader building reviews, specialist cases and other services may be individually quoted where the amount of documentation or scope of work varies.
You will be shown the applicable price or quote before the review proceeds.
VeraHold works with individual leaseholders, groups of leaseholders, Right to Manage (RTM) companies, Resident Management Companies (RMCs), residents’ associations and other resident-led groups.
We offer services ranging from a review for one leaseholder to broader financial reviews covering an entire building.
You receive a written report tailored to the service and documents reviewed.
Depending on the case, this may include key figures, comparisons between periods, explanations of significant changes, areas that appear supported, inconsistencies or information gaps, documents that may be missing and questions you may wish to raise.
Where an issue requires legal, surveying, accounting or other specialist advice, we will make that limitation clear.
Client documents are treated as confidential and access is restricted to authorised personnel, contractors, advisers and service providers where access is needed for a legitimate service or business purpose.
We use technical and organisational safeguards designed to protect personal data and client documents. More information is available in our Security and Data and Privacy Policy pages.
The expected timeframe is shown when you purchase a standard review or confirmed with you for a quoted case.
More extensive or complex document sets may take longer, in which case the scope and expected timing will be agreed with you.
No.
You do not need to have started a complaint, tribunal case or formal dispute. Many clients simply want to understand their service charges, building finances or major-works documents before deciding whether any further action is necessary.
Yes. Our Block Financial Review is designed for RTM companies, RMC directors and resident groups that want a clearer picture of building finances.
We can review budgets, actual expenditure, reserve funds, supplier costs and supporting information and bring the main figures and outstanding questions together in a format that directors and residents can understand.
Send us a brief description of the issue and tell us what documents you have.
We can point you towards the VeraHold service that best matches the type of review you need.
